## How EMI is calculated

Banks in India use the reducing-balance formula:

EMI = P × r × (1 + r)^n / ((1 + r)^n − 1)

where **P** is the principal, **r** is the monthly interest rate (annual rate ÷ 12 ÷ 100), and **n** is the tenure in months.

Example: a ₹30 lakh home loan at 8.5% for 20 years works out to an EMI of about ₹26,035 — and roughly ₹32.5 lakh in total interest, more than the loan itself.

## Year-by-year breakdown

The calculator shows a full amortization schedule: principal paid, interest paid, and outstanding balance for every year of the loan. Every EMI is the same size, but the split inside it is not — early years are almost all interest, which is why prepaying in year 3 saves far more than prepaying in year 15.

## EMI questions, answered

**What EMI can I afford on my salary?** A common lender rule: all your EMIs together should stay under 40% of take-home pay. On a ₹80,000 take-home, that caps total EMIs around ₹32,000 — across home, car, and personal loans combined.

**Does part-prepayment reduce EMI or tenure?** Either — most banks let you choose. Keeping the EMI the same and reducing tenure usually saves far more interest.

**Is EMI calculated monthly or yearly?** Monthly, on reducing balance — interest accrues only on the outstanding principal. Watch out for flat-rate quotes: a 10% flat rate costs roughly as much as an 18% reducing-balance rate.
